OpenDeck was not designed just as a mere component of a building but as a whole living structure. The investors’ decision-making process is considerably facilitated as the outcome of such a decision will not prevent other stages of the designing process. Usually, one comes up with a project of a building and its’ end-users come along the way - very often after the building's final acceptance - with their individual needs and expectations concerning the final result. OpenDeck is the device giving you the possibility of staying constantly responsive and well equipped when such needs are voiced.

THE INVESTORS’ NEEDS

This repeatedly looped design cycle enables reliable design, but unfortunately requires adequate time. Designing in the OpenDeck system changes the way you work. Already at the concept stage, all technical installation problems are solved. The whole process is linear; the investor defines the general requirements, the architect creates a concept and proceeds to the detailed design, the constructor verifies the strengths and designs custom elements such as additional stiffeners and foundations, then the installers incorporate the installations into the ceiling structure. The installations can also be completed after construction is finished for each individual user.

We guarantee that an investment in the OpenDeck system will be realised 10% cheaper than in other systems

In addition, only 5 construction stages need to be completed to commercialise the building:

1. construction of the building structure

2. enclosing the building with a façade, including front façade

3. installation of basic plumbing and connections

4. construction of flooring

5. landscaping

All other stages, i.e. installation of utilities in the premises and all finishing works, can be carried out after the space is sold or leased to end users. This means that to complete the entire investment we may need only 50% of the amount compared to the traditional way of constructing commercial buildings. If the cost of constructing the building is financed at 75% from the loan, shifting the cost of finishing can reduce the loan servicing by up to 3 times.

 

After taking into account benefits resulting from the pace of construction, reduction of overall costs, transfer of finishing costs to the moment when there is already a tenant, reduction of costs of servicing the loan and reduction of costs of later changes during the use of the facility, the profitability of the investment in relation to the invested funds may increase by up to 100%.
